David W. Nicklies is the President and CEO of Nicklies Development. Mr. Nicklies began his career in commercial real estate in 1980. He founded Nicklies & Co., Inc. in 1988 to specialize in all aspects of retail, office, and industrial real estate brokerage, as well as real estate development in Kentucky and Indiana. In 1997, Nicklies & Co., Inc. became a partner with CBRE, the largest commercial real estate brokerage company in the world.
In 2005, David sold his interest in CBRE/Nicklies to devote 100% of his attention to the development business. David has over 30 years of experience in developing real estate, specializing in construction and development of retail, office, industrial, and residential real estate. David is a Certified Commercial Investment Member (CCIM), a member of the Board of Realtors, a member of the International Council of Shopping Centers (ICSC), and the winner of the 2012 March of Dimes Commercial Reach Award.
Jim Pope has over 50 years of experience in real estate sales, development, and consulting in the Louisville area. As part of the Nicklies team, Jim brings years of experience dealing with local government agencies and knowledge of the city and county zoning processes. He is a member of the Louisville Home Builders Association and has developed valuable relationships with local builders and developers over his career in real estate. Prior to joining the Nicklies team, Jim served as Vice President of a consulting and engineering firm specializing in residential and commercial/industrial real estate development. He has extensive experience laying out subdivisions that are both efficient and aesthetic for the eventual homeowners. He has acted as the lead engineer or developer for more than 50 subdivisions, ranging in size from 58 homes to 1,098 homes, as well as numerous industrial and commercial sites throughout the country.
Jim Calvery coordinates and directs the entitlement and construction of the Company’s development projects from zoning through horizontal and eventual vertical construction. He began working with Nicklies Development in 2001 after spending nearly seven years in Denver, Colorado, leading a team of civil engineers focused on private land developments for Carter & Burgess, and serving as Planning Director for the Town of Bennett, Colorado. Previously, Jim worked for Southern Indiana Gas Company and Commonwealth Edison Power and Electric in Chicago coordinating construction restoration activities for underground and overhead electric and gas utilities.
Jim has a Bachelor of Science degree from Colorado State University and a Master’s degree in Environmental Compliance Law and Community Planning from the University of Denver. He is a graduate of Saint Xavier, a two-time graduate of Leadership Louisville, and a participant in Jefferson County Public School’s Everyone Reads program.
Lee Koehler joined the Nicklies Development team in 2002 and oversees the Accounting Department. Lee has been in the accounting field since 1984 and has worked in Commercial Real Estate Accounting for over 19 years. At Nicklies Development, Lee oversees all financial reporting, cash management, Tax return preparation, and Human Resources.
Shannon Harritt has been in Real Estate/Property Management since 1994. She brings 12 years of experience working in Multi-Family Residential Property Management and has been in Commercial Real Estate/Property Management since 2007. Shannon began working for Nicklies Development in 2010 and currently serves as Executive Assistant to David Nicklies and Operations Manager for the company. As Operations manager, Shannon manages tenant relations, leasing, marketing, and event planning and assists with the purchase and sale of properties.
Cliff joined the Nicklies Development team in 2016 after 30 years with the Louisville Fire & Rescue. During that time, he acquired certification in Building Officials Code Administrators (BOCA), Level 3B & 3C Training Programs, Hazardous Material Awareness and Operations Level, Building Construction for Fire Suppression, and Building Construction-Noncombustible/Fire Resistive. With over 25 years in the residential remodeling business, Cliff also manages a team of contractors to assist with maintenance on an as-needed basis.
Grant Nicklies is Project Manager at Nicklies Development. Grant manages building projects, coordinates leasing, and oversees property management. With a background that includes flipping houses in the real estate market, Grant specializes in keeping projects on schedule and on budget. He also ensures that the needs of each tenant receive prompt attention. With a degree in Business Administration, Grant invests himself in the future of this family-owned company. In his free time, Grant enjoys spending time with family and playing with his children.
