David W. Nicklies, President and CEO

David W. Nicklies is the President and CEO of Nicklies Development. He began his commercial real estate career in 1980 and founded Nicklies & Co., Inc. in 1988, focusing on retail, office, and industrial brokerage and development across Kentucky and Indiana. In 1997, the firm partnered with CBRE, the world’s largest commercial real estate brokerage.

In 2005, David sold his interest in CBRE/Nicklies to focus exclusively on real estate development. With over 30 years of experience, he has led projects across retail, office, industrial, and residential sectors. He is a Certified Commercial Investment Member (CCIM), a member of the Board of Realtors and the International Council of Shopping Centers (ICSC), and the recipient of the 2012 March of Dimes Commercial Reach Award.

Grant Nicklies, Vice President

Grant is Vice President at Nicklies Development and keeps things running on time:
construction crews, leasing timelines, and everything else that comes with real
estate development. As VP at Nicklies Development, he helps lead the charge on
new projects, keeping things moving forward and making sure tenants feel like
they’ve landed in the right place.

He got his start flipping houses and eventually realized he wanted the challenge of
building things from the ground up, especially when it meant working alongside
family. Grant’s all about clear communication, strong relationships, and making
sure deals don’t just get done, but get done right.

Outside of work, you’ll find him chasing two wild kids, fixing things that may or may
not need fixing, and doing terrible impressions to make his family laugh.

Lee Koehler, CFO

Lee Koehler joined the Nicklies Development team in 2002 and oversees the Accounting Department. She earned a Bachelor of Science Degree in Accounting
and Business Administration from Bellarmine University and has worked in Commercial Real Estate for 27 years. At Nicklies Development, Lee oversees all financial reporting, cash management, and Tax Return preparation.

Shannon Harritt, COO

Shannon Harritt has worked in real estate and property management since 1994.
After 12 years in multi-family housing, she transitioned to commercial real estate in
2007. Shannon joined Nicklies Development in 2010 as an Administrative Assistant
and has since held multiple leadership roles, including Property Manager, Operations Manager, and Paralegal. She currently serves as Chief Operating Officer, overseeing the company’s legal and accounting functions.

Shannon is responsible for drafting and reviewing all legal documents, supporting
acquisitions, dispositions, and lender financing, and managing human resources.
Outside of work, she enjoys traveling, spending time outdoors, and being with her
family.

Irene McKiernan, Admin/Accountant

Irene McKiernan joined Nicklies Development in July 2017 as their Staff Accountant. She has found it to be a great place to work, with a wonderful group of people. Irene’s responsibilities include accounts payable, accounts receivable, general ledger and financial reporting.

Irene has accounting experience in several industries, including residential and hospitality property management. She holds a BS in Accounting from Bellarmine University. She is a Louisville native and graduated from Presentation Academy.

Irene is an active participant in pursuing social justice in Louisville through CLOUT, a city-wide program seeking equity for its citizens and accountability from its community systems.

Brittany Thompson, Administrative Project Coordinator

Brittany Thompson is the Administrative Project Coordinator at Nicklies
Development, where she oversees operations for The Brownsboro property
and supports leasing documentation and tenant relations. With over 13 years
of experience in the home textile industry, Brittany brings a sharp eye for
detail, project management expertise, and a client-first mindset to every
aspect of her work.
Throughout her career, she has led complex initiatives for global retailers,
honing her ability to deliver high-quality results on tight timelines. At Nicklies
Development, Brittany is committed to ensuring every tenant is treated with
professionalism, care, and respect—helping maintain properties that are not
only well-run, but genuinely welcoming.
